Enchanting permaculture farmlet with fabulous views across the Pacific Ocean. Six hectares and two titles. The first title comes with a comfortable three bedroom house with all day sun and 3.7 hectares approx. The second title is 2.3 hectares and has a gorgeous building site looking across the ocean and to the fishing village of Moeraki. There is a comfortable sleepout on this title which is used for wwoofer accommodation.

The farm is completely set up with three mature woodlots planted with over two thousand coppicing eucalypts, acacias and radiata pines. There are fully enclosed fruit and nut orchards with apples, pears, plums, apricots, quinces, nectarines, berries and currants. The large vegetable garden is fully enclosed also and has concrete paths, two greenhouses with watering systems. There are two chicken houses, a broody house, worksheds, shearing shed with shearing plant, honey extraction shed, smokehouse, pig house. The fencing is electric and there are fenced races for moving stock. Water is supplied to every paddock.
In the woodlots there is a large dam with a hide for bird watching. Water is supplied by town water and water tanks. There is also a bore and a creek.
The soil is the famously rich fertile soil of North Otago. No chemicals have been used for the past seven years and biodynamic preparations have been spread on most of the property. It is farmed without the use of machinery.
There are nine paddocks, sheep yards, loading ramp, milking bail for goats or cow, and numerous animal sheds and shelters. There are mature shelter belts which block the colder winds, private gardens and nature walk.
The climate of this region is temperate with very rare snowfalls, and rainfall is distributed fairly evenly throughout the year so it is always green and lush.
Walking distance to village and safe swimming beach. The village has a supermarket, garage, pub, cafe, fish and chip shop, library, police station, doctor's rooms, hall, primary school, bowling club, secondhand shop, campground, tennis courts and a very friendly community. Fifty minutes to the university city of Dunedin and thirty minutes to historic Oamaru. Five minutes from the famous Moeraki Boulders.
This property has very low energy costs with heating, cooking and hot water coming entirely from timber grown on the property. It is so well set up that it can be run by one person and will supply pretty much everything needed for a staple diet. At the moment it is running sheep and goats, but can also be used for cows, donkeys, alpacas, or horses.
This is a very peaceful property where the loudest noise is the birds or at night, the sound of the ocean. There are no close neighbours and it cannot be built out. It is the ideal place to ride out any international storm.
