BUY/LEASE/RENT/RENT TO OWN OR TRADE!!!

We have 32 acres of pasture and pine in the Rogue Valley! The land has 4-5 acres of fenced and cross fenced pasture. The rest is wooded with native plants and trees. One cannot see another house from our property, so quiet and seclusion is the theme!!

We have lived here for over 20 years working toward self sustainment! No herbicides or pesticides have been used!! There is a garden space that is a combination of huglekulture and raised beds. We have been working toward creating a food forest (check permies.com)! The many fruit trees and vegetables are grown by self seeding and plants from the compost….

The grapes are of the seedless dessert variety, but the soil is prime for wine grapes with the addition of 200 lbs of potash per acre. And the entire valley is dotted with vineyards and wine tasting rooms!!

We have started a bamboo forest, planting many of the larger (4-6 inches in diameter and 40-60 feet tall) varieties of bamboo! With the thought in mind of timber, crafts and food (edible shoots and is deer-proof!!!).

The farm structures include a 2 story house, a huge 2 story barn (with additional living quarters in the loft), a 2 story garage (the upstairs could be finished for additional living space), a 24x31 metal building/shop with 220v service, a 8x16 foot glass greenhouse, chicken quarters and a water feature bamboo/tea garden space near the house!!! The tea garden space boasts a very large deck structure of many levels using a combination of trex, cedar and redwood decking materials.

The well has water at 25 feet but was drilled to 80 feet and rated at 30 gallons per minute. It is sweetly tasty!!

The septic was pumped within the last couple of years…. and used by 2 middle aged women. We have diverted the kitchen and laundry to a grey water line, And have outdoor shower facilities!! We remodeled and added a great room about 12 years ago ( top quality burbur carpet, italian tile, flag stone, etc).

So why would we be moving… we are ready to retire and want to be nearer friends and family. Our bucket list destination is the Oregon coast!!

We installed a 500 gallon propane tank (too old to do the wood stove thing) to supply the cook stove, VENTLESS propane heater (99% efficient), on demand water heater and is plumbed for a clothes dryer & additional heater in the great room!

The land is wonderfully peaceful. Our new young neighbor to the east has an 80 acre parcel, also organically farmed! Within a mile are more organic farming ventures!

This great property is ripe for some new energy and has a good foundation toward self sustaining living!!
